Aim of the pilot project
The Boklok Åsmotunet development at Jessheim consists of three building stages comprising a mix of low blocks and townhouses. The pilot project includes two low blocks (Houses 1 and 2) containing a total of 32 apartments built of construction modules erected on a concrete deck installed above a parking garage. The modules make up a wooden load-bearing structure constructed using timber frame walls, roofs and floors. The aim of the project is to demonstrate and document a simplified, but moisture-resilient, foundation that can be used in modular constructions.
Traditionally, timber frame construction modules are erected above either vented crawl spaces or air-conditioned rooms. Installation above more- or less-vented crawl spaces has some unfortunate aspects, especially in relation to the control of climate/humidity within these spaces. Installation directly above spaces such as car garages will normally be regarded as a safer approach in terms of building physics, but other risk factors such as fire and gas leakage also make this solution less optimal.
At Åsmotunet, Skanska will be installing the apartment modules on a concrete deck built above the garage. A narrow, unvented gap will be present between the concrete and the module floor. This approach offers the benefit of ensuring a fireproof barrier between the apartment modules and the garage. It also avoids the presence of cold external air within a gap that would otherwise require thermal insulation of the concrete deck and create uncertainty regarding moisture conditions.

Innovation potential
The use of modules and elements in industrial construction is increasing in the Norwegian building industry. Traditionally, foundation construction in modular buildings has created challenges related to the use of crawl spaces and moisture resilience. Skanska's new approach to the construction of foundations of such buildings saves time, enables lower building height, and is more material-efficient. The innovation potential lies in making the solution sufficiently moisture resilient, and in such a way that risk can be controlled.
